Development Plan

Adelaide Pointe’s Development Plan is a structured, responsible, and sustainable project designed to bring people to the water.

Phase I – 2021
Complete restoration and environmental remediation of site and existing buildings, assembly of team and creation of site engineering and architecture

Phase II – 2022
Begin construction of first 55-unit mass timber condo building and infrastructure, commence restoration and construction of parks and marina basins

Phase III – 2023
Installation of 270 slip marina, begin mass timber condo/retail building II

Phase IV – 2024 and beyond
Construction of mass timber condo buildings, expansion of retail development, construction of other vacation and rental residential dwellings

Phase I

Complete site clearing and restoration: removal of debris and garbage, removal of invasive species, and creation and installation of new 200’ floating dock. 

Restoration and environmental remediation of existing buildings: new roofs and lighting, removal of asbestos, clearing of garbage, new siding, doors and windows, restoration of original brick, interior and exterior paint, installation of a generator and installation of new security measures including cameras and card access systems and indoor/outdoor surveillance.

Site architecture and engineering: assembly of architectural and engineering team, completion and approval of site plan, brownfield plan development and approval, collaboration with DNR and Muskegon Watershed Partnership to ensure environmental sustainability, architectural drawings and engineering and mass timber condo building, amenities, and restaurant/retail/events center buildings.

Phase II

Site infrastructure: installation of roads and utilities on-site, re-surfacing of W. Western Ave, restoration and construction of 3 public parks, extension and improvement of bike path, creation of beach on western edge of property.

Building construction: begin construction of first mass timber condo building in Michigan, break ground on mass timber retail/restaurant/events center

Waterway improvements: dredging and widening of east basin for in/out boat forklift service and shopper dock, construction of east basin launch facilities, dredging of marina basin, construction of marina rock wall

Phase III

Marina: Completion of necessary dredging, installation of docks for 270 slip marina

Building construction: construction of marina services building, begin construction of 2nd retail/condo building

Phase IV: 

Construction: construction of other mass timber condo buildings, expansion of retail space, potential development of rental and vacation dwellings
